As of the Autumn 2025, there are about 1100 Padel courts in the UK.

More than half (≈ 55 %) are outdoor, with the remainder indoor or covered.

Based on commentary from industry insiders, we believe the “saturation point” is thought to be around 7,000 to 8,000 courts.

Once supply outpaces demand, competition will intensify and margins may shrink.

Outdoor courts with canopies are becoming a more feasible route, due to lower rental costs and lighter operational burden.

However, capital expenditure (groundworks, stronger court structure, canopy cost) can be higher.

Indoor sites, by contrast, are harder to source and often face more skepticism from landlords/investors.

Finding a suitable site (especially indoors) is often cited as the hardest part.

Even after identifying potential sites, securing heads of terms or landlord agreement is a major barrier.

Additionally, the planning permission process can be costly and time-consuming, with multiple required reports (e.g. acoustics, lighting) and possibility of refusal.

A conservative estimate is ~ 71 % occupancy for indoor or covered courts.

For uncovered / fully outdoor courts, occupancy is lower, estimated around ~ 45 %.

At 71 % occupancy, one covered court operating ~7 am to 11 pm (every day) could generate ~£160,000 in annual revenue (assuming certain pricing and utilisation).

Funding tends to come from private investment and asset financing or hire-purchase agreements.

Lenders available in this sector are typically Tier-2, which often require ~30 % deposit and personal guarantees.

Also, the cost of canopies and structural work is a heavy capital outlay that many projects must plan for.

According to community commentary:

• Indoor court: ~ £25,000–£35,000 each.

• Outdoor court: ~ £75,000–£85,000 (groundworks included).

• Canopy (covered outdoor) court: ~ £150,000 (depending on structural and design choices).

Councils are increasingly recognising Padel as a revenue-generating leisure asset.

In some cases, councils own land and invite tenders from operators to build and manage courts.

However, many are cautious about liability (e.g. glass breakage) and the risk involved in managing leisure assets.

Not yet. Many believe there is still significant growth potential.

Yet, some warn of a “Swedish effect” which saw a rapid build-out of courts followed by overcapacity, leading to closures or underutilisation.

Clubs that thrive will likely be those that build community, offer amenities, and maintain sustainable operations.
